In real estate the deadline sets everything. A property that has to be photographed Thursday has to be empty Wednesday, and no amount of flexibility on price makes up for a crew that turns up Friday.
This is also the segment where the contents are rarely simple. Probate and trust sales come with families, paperwork, and items that matter to somebody, so the first pass on any of these properties is a walk-through, not a load-out.

A listing photographed around somebody's furniture looks like a listing photographed around somebody's furniture. The valley has a lot of inherited and long-held property, and an empty, swept house shows and appraises differently from a full one.
Everything out, floors swept, ready for staging or photography. Typically booked a week before the shoot so there is room for the make-ready trades between us and the camera.

Regularly. We work from a lockbox code and a written instruction, send photographs at the end of each day, and can do a video walk-through first so the keep pile is agreed before we start. The invoice is itemised for an estate account.
Yes, if you ask before we start. Usable furniture and housewares go to a local charity partner and we request a receipt in the estate's name. It has to be arranged in advance, because once goods are loaded onto a mixed run it is too late to route them.
It stops and it comes to you. Cash, deeds, jewellery and documents turn up taped behind drawers, inside books and in coat pockets more often than people expect. Anything that looks like it matters is set aside and handed over rather than judged by the crew.
A furnished three-bedroom is typically two days with a three-person crew. Heavy-accumulation properties take longer and are quoted after a walk-through. If your escrow date is tight, tell us the date first. We would rather add a crew than tell you afterwards that we could not finish.
