Walk-Through First
We go through the property with you and agree what stays before a single box moves. Documents, photographs and valuables are set aside and handed to you, not loaded.
Whole-property clearing across Hemet, San Jacinto and the San Jacinto Valley — garages, sheds, storage units, single rooms or an entire house. We work room by room, set aside anything you have asked us to keep, and hand back a swept, empty space. Downsizing, probate, foreclosure and rental turnovers all handled.

Cleanouts are rarely about the junk. They are about a parent moving into care, a house that has to close escrow, a tenant who left everything behind, or a garage that stopped being a garage some time around 2009. The volume is the easy part. The reason it has not happened yet is that nobody wanted to start.
So we start. A crew of two or three works the space methodically, carrying rather than dragging, sorting as we go rather than at the end. You decide the keep pile; we deal with everything else. Most single garages are done in a day, and a furnished three-bedroom house usually takes two.
The valley's 55-plus communities — Four Seasons, Seven Hills, Solera Diamond Valley, Sierra Dawn — generate a steady stream of moves into smaller homes. Typically about half of the contents come with, and the rest has to go somewhere. We clear the remainder after the movers have taken what is going.
After a death, the house usually has to be emptied before it can be sold, and often against a court or escrow deadline. We are used to working with executors, trustees and family members who live out of state, and to walking a property slowly on the first pass so nothing of value or sentiment is loaded by mistake.
Tenant leave-behinds, eviction clearances and properties that have accumulated over decades. These are jobs where the volume is unpredictable from the doorway, so we quote after walking the whole property rather than guessing from a photo.
Before anything is loaded we do a walk-through with you and agree the keep pile. Photographs, documents, jewellery and anything with paperwork attached come out first and stay with you — that pass is the most important ten minutes of the job.
A single-item pickup is a transaction. A cleanout is a project, and the things that matter are the ones that happen before anybody picks anything up.
We go through the property with you and agree what stays before a single box moves. Documents, photographs and valuables are set aside and handed to you, not loaded.
Furniture, housewares, tools, books and clothing in usable condition go to a local charity partner. Ask and we will request a donation receipt for the estate's records.
One flat figure for the property, agreed after we have seen all of it. Not an hourly rate that grows every time somebody finds another cupboard.
Trustees, attorneys and out-of-state family. We can work from a key and a written instruction, and send photographs at each stage so you can sign off remotely.
The space is swept and left ready for a realtor's photographer, a make-ready crew or a new tenant. That is the state most of our cleanouts have to be handed over in.
Hoarding and estate work is private. We turn up on time, we do not comment, and we do not park a billboard outside your neighbour's house.
One price for the property, covering everything from the first walk-through to the swept floor.

The most common single job in the valley. Usually one day for a two-car.

Often hold pesticides and pool chemicals, which we cannot take — flag them early.

We can meet the facility manager and clear against your gate code.

Two days for a furnished three-bedroom, more if there are outbuildings.

A spare bedroom that became a store room is a half-load job.

Access and headroom decide the crew size more than the volume does.

Cleared and swept to make-ready standard for the next tenant.

Common in the valley. Narrow doors and tight halls, but no different in principle.
Cleanouts are priced on the whole property after a free walk-through, because volume is genuinely hard to judge from a doorway. These bands are what comparable Hemet jobs typically land at.
A single room or a small shed — the smallest job we would call a cleanout.
Final price confirmed after a free on-site estimate.
A packed single-car garage, or a spare bedroom used as storage for years.
Final price confirmed after a free on-site estimate.
A two-car garage, a storage unit, or a small apartment cleared completely.
Final price confirmed after a free on-site estimate.
A furnished house, a heavy-accumulation property, or a multi-day estate job.
Final price confirmed after a free on-site estimate.
Bigger jobs need a plan. This is how a property clearance works from the first call to the handover.
Photos are not enough for a whole property, so we come and look. We walk every room, garage, shed and loft so the price covers all of it rather than being revised on day two.
Room by room, you tell us what stays. Documents, photographs and valuables are separated out and handed to you before any loading starts.
A crew of two or three works methodically through the property rather than grabbing the easy items first. You get a visible finished room, then the next one.
Donation, scrap, e-waste, mattress recycling, green waste and landfill are separated at the truck rather than back at the yard, so nothing usable gets buried by mistake.
Every cleared room is broomed. You get a walk-through if you are there and photographs of every space if you are not, along with an itemised invoice.
Clearing a home after a death is not the same job as clearing a garage, and treating it that way is how families end up upset. The practical differences are worth stating plainly.
We walk the whole property with you before anything moves and agree the keep pile room by room. Paperwork, photographs, jewellery, military records, deeds and anything in a safe or a filing cabinet comes out and stays with the family.
Probate sales and trust sales close on a date, and the property usually has to be broom-clean before photography. Tell us the escrow date when you book and we will schedule backwards from it rather than fitting you in.
A large share of this work is arranged by family living out of state. We can work from a lockbox code and a written instruction, send photographs at the end of each day, and provide an itemised invoice for the estate's accounts.
Where an estate benefits from documenting charitable donations, ask before we start. We route the usable goods to a charity partner and request a receipt in the estate's name.
If you are not ready to clear the whole property, we will do part of it. A garage now and the house in three months is a completely normal way to run this, and there is no discount lost by splitting it.
A load is not one thing going to one place. It gets split at the truck, and on a typical household job well over half of it never reaches a landfill at all.
Furniture, housewares, tools, books and clothing in usable condition go to a local charity partner rather than to the tip. If you want a donation receipt, say so when you book and we will ask for one.
Metal goes to scrap, electronics to a certified e-waste processor, mattresses to a state-certified mattress recycler, and green waste to a green-waste facility. Sealed appliances go to a recycler who recovers the refrigerant first.
Only what is genuinely finished. For this valley that means Lamb Canyon Landfill on Lamb Canyon Road in Beaumont, the Riverside County site that takes household refuse and construction debris.
What we cannot take at all is household hazardous waste — paint, solvents, motor oil, pesticides, pool chemicals, propane and asbestos. Riverside County accepts most of those free at the Beaumont ABOP and PaintCare facility. Tell us what you have when you book and we will point you at the right drop-off rather than turning up and refusing the load.
Four things that reduce the time on site, and one that protects you from a mistake nobody can undo.
Pull out the documents, photographs, jewellery and anything with paperwork attached before the crew starts, or walk it with us on the first pass. Once something is on the truck it is genuinely gone.
Cash, deeds and jewellery turn up taped behind drawers, inside books, in freezer compartments and in coat pockets far more often than people expect. Ten minutes of checking is worth it.
Valley sheds and garages hold pesticides, pool chemicals, paint and propane. We cannot take any of it, and finding out on the day costs everybody a trip. List what is there when you book.
Doing the garage now and the house in three months is completely normal. Nothing is lost by splitting it, and it is much better than cancelling because the whole property felt like too much.

Call us or send a message — we will give you a straight answer, whether or not it leads to a booking.
Call NowA single room or small shed typically runs $150 to $250. A packed single-car garage lands around $300 to $450, a two-car garage or small apartment $450 to $700, and a furnished house $850 and up depending on volume. We quote a flat figure for the whole property after a free walk-through.
No. Sorting is part of the job. What we do ask is that you walk the property with us first and tell us what stays — that pass takes ten minutes and it is the only way to be certain nothing you wanted is loaded by mistake.
Anything usable is set aside for a local charity partner rather than landfilled. If you want a donation receipt for an estate's records, ask before we start so we can route the goods and request one in the right name.
Yes, and a good share of our estate work is arranged that way. We can work from a lockbox code and a written instruction, send photographs at the end of each day so you can see progress, and provide an itemised invoice suitable for an estate account.
A furnished three-bedroom house is usually two days with a three-person crew. A single garage is normally one day. Heavy-accumulation and hoarding properties take longer and are quoted after a walk-through, because volume in those is genuinely impossible to judge from a doorway.
Yes, and we treat them as private work. We turn up on time in an unmarked truck, we do not comment, and we do not photograph anything beyond what is needed for the invoice. If the property has biohazard contamination it needs a specialist remediation contractor first — we will tell you honestly if that is the case.
We cover Hemet, San Jacinto and the surrounding valley, out to Temecula, Moreno Valley and the Pass. If your community is not listed, it is still worth asking.
